These warranties are typically placed on a structure once it is completed. These can include structural warranties, and warranties on the products and materials used in completing your outdoor space. Our first warranty given upon completion includes a one year craftsmanship warranty and a five year structural warranty. This warranty is designed to ensure all the details of your structure are done properly such as cuts, sanding, fasteners, positioning and other pertinent details. The second warranty covers all aspects of supportive structures such as decks or porches, connections to your home, railings, stairs, walls and patio foundations.

It is possible that a branded component (one of the materials) has problems. Many manufacturers of the component materials offer warranties that typically cover only the product and not the labor for replacement. Archadeck negotiates with our vendors and in most cases we can negotiate for the vendor to pay us to replace the component if there is a problem.

We like to give homeowners several methods to communicate any craftsmanship warranty issues. We urge our clients to frequent the job site regularly so that we may discuss any issues and answer any questions they may have. Once a project is deemed completed, we ask the customer to do a walk-through prior to our departure so we make sure to fix anything that needs to be.

Following completion and departure from your project we always schedule an additional walk-through one week to 10 days after to verify with the customer they are completely happy with the installation. In addition to providing our project warranty, Archadeck of Columbus offers another way to pass value to our customers. About 10 years ago, Archadeck, in conjunction with the local franchise owners, started a company called the National Guarantee Corporation. I myself am a current board member and shareholder with this corporation. The National Guarantee Corporation (NGC) is responsible for giving Archadeck the ability to extend unsurpassed warranties on to our customers. However, this is not one those warranties that the customer opts to pay for, this warranty comes automatically with the purchase of our services. The cost to our customers? None!

Being backed by The National Guarantee Corporation means the Archadeck office you signed your contract with will complete your project to fruition as outlined in your contract. In this day and age, if something happens where your local office cannot complete your job, the Archadeck corporate office in conjunction with the National Guarantee Corporation will then step in and see that your project is completed. For example, if a current owner were to fall gravely ill, gets hit by a bus, or becomes insolvent, then the National Guarantee Corporation will step in and see that your project is completed per the contract. This type of warranty is similar to a bond or insurance. Upon completion, the NGC will then cover any warranties therein for up to two years after completion of your structure. They will also carry the other Archadeck warranties if the office is no longer able to provide that service to its customers due to catastrophic circumstances.

Being in the business of outdoor living, my wife Carol and I have mapped out our dream backyard. It will include a screened porch to deliver safety from inclement weather and insects. We would incorporate an adjacent deck flowing from the screened porch. Our ultimate outdoor dream includes a rustic inspired outdoor fireplace with a multi-level patio used in conjunction with the deck. We would use the deck or patio to house tables and chairs for dining and designate the lower level patio for relaxing and conversation. We even have a vision of that lower level including an exterior fire pit or custom water feature. Even though we haven’t built our outdoor oasis yet we would consider the orientation of the sun to our home. For example, our home faces south therefore we would want a roofed structure to provide shade.

Many of us have strong memories of a porch from our childhood whether this was our porch, a family or friends’ porch or one at a cabin we visited. The memories probably include a rustic style room build with lots of natural wood. Rustic-style porches continue to be very popular today although they a re a bit more finished than they were in the past. I couldn’t help but chuckle when I stumbled across a Popular Science article from May 1980 that discusses the popularity of the rustic screened porch at that time and even detailed the use of rough hewn cross beams in their construction. We can easily design a porch for you full of the rustic flavor of today.

The key to building a porch with rustic elements comes down to the materials you choose to finish your space and the design details you use. Of these factors, wood is the most material influencing a rustic porch feel. Typically wood comes in smooth and rough hewn finishes. Choosing wood that has distinct graining and a rough appearance will make your space look more rustic. The interior ceiling details of your space also help to promote a certain aesthetic of ruggedness and outdoorsy charm. A ceiling finished with an exposed rafter system, or rough hewn tongue and groove bead board can deliver these results. The rafters in general can convey an old cabin style ambiance by choosing to use larger, beefier rafters with more masculinity than typical rafters. Timber frame is often used in settings with large structural members. A typical porch will use a 4 x 4 or 6 x 6, but by using 8 x 8’s you can create a grander appearance that is conducive to the qualities of a rustic space. In addition to bulkier rafters, and larger Timber framing additional members can also be used to enhance the rustic look with details such as a king truss.

Other interior options that scream with rustic influence include using unfinished wood and staining it in a rustic hue, or clear coating it to retain the wood’s natural splendor. When installing a knee wall, you may choose to use a wood finish as well for continuity of the area’s rustic appearance. Cedar is a top choice for posts which can also be upgraded to a choice cedar which gives you a knotty finish. One great thing about cedar is you don’t need to add anything for protection because cedar won’t rot like other woods.

Outdoor fireplaces have become a staple within the realm of rustic porch designs too. With this in mind, if you intend on including an outdoor fireplace within your porch you can elevate the rugged look by choosing materials that take their cues from nature. By using stone, slate and other natural looking hardscape materials you can continue the rustic theme of your space.

I cannot begin conveying this information to you without thinking about the old saying “if you play with fire you are bound to get burned”. Fire features such as fire pits and outdoor fireplaces have become a staple in outdoor living enjoyment spaces. They have rapidly moved into the spotlight as one of the most wanted and requested structure additions we are asked about homeowners. With this in mind, fire elements and structures can cause more of a danger than a pleasure if they are not built by an experienced professional.

There’s nothing better than having the luxury of an outdoor fireplace on your screened porch. They provide beauty, warmth and ambiance and turn your screen porch into a comfy place for conversation under the protection of an outdoor roofed structure. In order to provide a safe environment to enjoy for years to come there are many things to consider.

When planning to include an outdoor fireplace to your screened porch design there a couple of ways you can proceed. A standard fireplace built from scratch is stunning but can be quite pricey. A typical custom outdoor fireplace starts at around $10,000. The basis behind the expense in building one comes in the need to add a full foundation. And, depending on how high off grade it is can really dip into your wallet. This can bust your budget when you have to get down to grade with your footers. Another factor in starting from scratch is the chimney stack. In order to comply with building codes and for the sake of safety, the chimney stack must exceed the height of the roof. Expenses here incur with the individual characteristics of your roof line. Not only does the chimney stack have to be a specific distance from the roof itself, it must also be a specific distance from each side of your structure.

An alternative to building solely from scratch is to build a fireplace with concrete block in the foundation which goes all the way up to the stack. From there, you can install a veneer that can be done in a myriad of different mediums. The most common medium we use on fireplace veneers is cultured (manufactured) stone. Natural stone is another option but is rather expensive.

Another important consideration in building an outdoor fireplace on your screened porch is to decide how your fireplace will burn. Your fireplace can use real wood, or it can be a gas burning fireplace. In some cases homeowners opt to do both. We can run the gas line for you. When you get into the realm of wood burning fireplaces you have to consider elements that will go into your fireplace design such as mantels, hearths and size and location of your fire box which is used to store your wood. Another factor is do you actually want a place to store your wood, or a spot above the mantel to mount a television? All these things factor into the planning, design and ultimate construction of your fireplace.

It doesn’t have to be from scratch to still be good

Among the many options to installing a fireplace onto your screened porch a viable alternative is to install a Zero clearance firebox which in essence is a fireplace kit. These fireboxes include a fire box, a flue and all the elements you need for a fireplace. We install these by framing them in wood and wrapping them in a veneer of your choosing. The great thing about these is they can be installed atop a deck or on a porch without needing a foundation. We also use Aspen fireplaces which are the same concept with the added choice of using a wood burning insert, or a gas burning insert, or even a wood stove insert. We have also heard great reviews about Lennox fireplaces. The Lennox kit is a skeleton of a fireplace which we can add wood framework and veneer to complete. These kits come with capability to add a wood stove, but in doing so you won’t see the fire as much. Depending on the veneer you use, we will still have to figure out the weight of the Lennox systems to determine if it is deemed fit to place on top of your structure and still meet all the necessary safety and code requirements.

With a myriad of choices, the key to getting the fireplace you really want in the location you desire is to build it when you start your outdoor structure. Waiting until your space is completed will make the addition tremendously expensive. If you feel like adding a fireplace at the time of your structure’s construction would be biting off more than you can chew then we can phase your project for you. Talk with us about where the fireplace is going and this way we can take some steps in advance such as reinforced foundation, running of gas lines, etc. for the future addition. We can build the framing and foundation in anticipation of the addition of your fireplace at a later date so we are not ripping out framing to install your fireplace as an afterthought. This way the stage is set when your lifestyle and budget allows the addition.

An outdoor fireplace is a great addition to your outdoor living space; however, fire pits can provide that same cozy ambiance that you are looking for at a fraction of the price in many cases. We can build fire pits atop your deck if you go with gas. Wood burning fire pits spark off embers that could pose a danger or damage your deck. In a synthetic deck setting these factors are even more pertinent because of the resin within the synthetic material. We strongly suggest not burning atop a wood or synthetic deck for this reason. In a patio setting a fire pit is often the perfect choice when considering the addition of a fire element. Approximately 20% of the patios we build have a fire pit.

Should you use low-maintenance materials on your Columbus porch?

I get asked all the time by customers if it is best to build their new porch from natural wood or low-maintenance materials. Like any good question, the answer is… “it depends”. Let’s look at the porch from the inside out. Many customers ask if they should use synthetic decking boards for the floor of their porch. Our answer is that using synthetic decking on a screened-in porch is probably overkill. The primary enemies to wood preservation are sun, water, and heavy use. The worst offender is sun. Direct exposure to the sun causes the decking to expand and contract on a regular basis and also fades the decking unless if purchased a fade resistant decking. So if your porch flooring is covered by a roof and surrounded by screens, you likely don’t need to invest in synthetic flooring. From a cost standpoint, low-maintenance will increase your flooring costs 30-60%.

If you are building a covered porch that is not enclosed by windows or screens, the flooring may get more sun exposure and will get more exposure to rain and snow. In this scenario, other factors come into play. It might make sense to invest in synthetic flooring even though the sun exposure is dramatically minimized. The key factors in this decision become whether your porch flooring materials are connected to your deck and if you’re willing to do maintenance on your flooring. If your porch is attached to your deck that has synthetic flooring, you may want to use the same flooring in your porch for continuity.

When it comes to the components used in the exterior construction of your porch, this becomes a different story. Components such as railings, soffits, fascias, perimeter trim, roof beams and roof posts are generally not protected from the sun, or the elements. Predominately, as a builder we use wood to frame all of our projects. We do not use aluminum framing. We can however install vinyl sleeves over the exposed areas of the exterior wood framing elements which will deliver you a truly low-maintenance porch. Many homeowners opt to use iron railings, and even aluminum railings for their low-maintenance value and pleasing appearance.

any wood and/or wood trim on a vertical plane would need to be maintained on average of 5-10 years.  Examples are roof posts, roof beams, trim, soffit and fascia’s. Covered and screen  porches built from wood leave only a small number of components exposed to the sun. Many homeowners choose to remain with wood overall because the areas that are exposed are on a vertical plane and aren’t subjected to foot and hand traffic which will cause breakdown and wear over time.

The answer to the million dollar question is no. You don’t have to use low-maintenance materials to still get low-maintenance value. The important thing is to choose what is best for your taste,  lifestyle and budget. For example, if you never want to have to paint your porch then low-maintenance is worth the investment. You can also get the best of both worlds by combining wood with low-maintenance details that will not require maintenance until later down the road. The choice is yours.

A lot of our customers look for our guidance on the type of screen porch roof and where to attach a new porch to their home. Consulting an experienced builder is the key to success in this area. Your existing home’s structure will often dictate where we can tie in and what type of roof will work best for your project. Existing roof lines, dormers, windows, existing skylights, bump out areas such as bay windows and many other factors are considered.

Selecting the right roof style

The three most common roof styles are gable, hip and shed. It is not always necessary to make your screened porch roof an exact match to the style of your existing home. Often different roof styles can be combined to complement one another. Shed roofs are usually not as complex as a gable or hip roof, and are the least expensive to build.

  • A hip roof has 3 or more sides that all slope downward from a common point
  • A gable roof is the most popular. It looks like a triangle with two sides sloping down from a center line
  • A shed roof is a flat roof that slopes in one direction from the home

Making the right connection

The next determination is where to attach the screened porch to your existing home. This can be achieved through a roof tie in or a sidewall connection.  Indeed in most situations a roof-tie in connection is more expensive than a sidewall connection. Roof tie-in connections require greater experience and expertise to make the connection structurally sound and water tight.  It is important to make sure your contractor is or employes a roofing specialist when hiring them to attach a structure to your home.

This screen porch was built with a gable roof and  also includes crickets. Crickets are used to tie one roof line cohesively into another and also aid in diverting water away from the roof.
