I recently met with a homeowner here in the Columbus area who was gathering the standard “three price quotes” for a proposed deck addition he was considering. The homeowner was weighting having their home builder build their deck or having Archadeck of Columbus build their deck. In a custom outdoor project such as a deck, there really is no way to compare the specialized quality we provide with the quality from someone who is not specialized in the field of our expertise. On a custom project, almost every variable is going to be different.

Comparing a specialized builder to a general contractor is like comparing apples to oranges. Instead of providing estimates or bids for our projects we actually provide the price the project will cost. Falling into the trap of depending on the estimate for the bottom line is where many homeowners place too much trust. An estimate is just that. It’s an estimate of what the job can cost which in most situations increases by the time the project is completed. A bid submission works a lot like an estimate whereas the project will be submitted to many companies which results in being priced out based on building projects, material and labor. As we all know material costs can vary from the time the bid is submitted  to when your project is completed as can the cost for quality labor.

We are a custom design and build company and our goal is to provide homeowners with a bottom line price on what a custom job entails. Taking all this into consideration, how does one make an informed comparison when comparing companies whose materials and building methods are not the same? In order to ensure you are getting a fair shake when compiling price quotes for your upcoming outdoor living project, we suggest looking at what materials will used in your project. Synthetics for example, are available in different price ranges. If a contractor is using inferior materials or unspecified synthetics, then it is difficult for a homeowner to make an informed decision.

Another area to look over really well is what kind of building practices the company has. Are they drawing your proposed space on paper only showing a one-dimensional view? If this is the case how are you supposed to know what you are really getting? Does your design even look the same as what you asked for? These are all subjective items homeowners should consider. Always look at the value and determine whether you are getting the level of details and trim with one company versus another. Ask yourself if the details when comparing  are the same and if not find out how they differ and how important that is to your project and why. For example, what kind of fasteners do they use? Why does one company price your project including hidden fasteners and the other nails? Always be leery of a price quote which provides scant details. Also be careful of many subjective areas where the builder can interpret these areas on his own. Always review the contracts between companies and gain an understanding of what they truly are. Remember that a good contractor will explain it to you openly and not try to hide anything from you.

When considering which type of decking material to construct your new deck from the number of choices, this otherwise easy task can turn into a quite daunting one.  It can seem sometimes like there is a little person on each shoulder, one of which is shouting “wood” and the other is shouting “composite”. 1) No staining or painting, ever– with any wood deck you’re going to need to take care of it. Wood is also a natural material therefore, eventually, with any wood, it will rot. Depending on the deck’s location in relation to the sun, you might have to maintain a wood deck more readily if it is facing west with the sun’s rays beating down onto it constantly. Wood needs to be treated at a minimum of once per year. Wood decks also require power-washing to remove staining prior to sanding. It is also recommended to pre-treat a wood deck to ensure cleanliness before you apply any stain or paint. An average 300 sq. foot deck can cost between $500 to $900 per year to maintain properly. If your wood deck has a lot of details such as railings it can take a tremendous amount of time to stain or paint as well.

2) No more tweezer torture– Okay, we can all relate to this one. You or the kids get a splinter by simply walking barefoot across your wooden deck or one of the kids inevitably picks up a splinter every time they chase each other around the deck. If your wood deck is not kept up to par, splinters will become an issue. Wood will move and expand with heat, and when it expands, it will not always shrink back and this causes splinters. Splinters can be a real headache, especially when you have to get out the tweezers to painfully remove the splinter and put yourself or your child through an instant replay of pain. Splinters hurt as much coming out as they do going in. Who wants a deck you can’t enjoy in your bare feet anyway?

3) What you see is what you get– Synthetics retain that “like new” color and feel , so what you see is what you will still have years from now. Synthetics won’t fade like wood. Wood can fade gradually and over time you no longer get what you paid for, sort of like that expensive pair of designer jeans that fade out in the wash over time, one day you look down and think “wow” what happened?

4) 15 year warranty for wood VS 25+ year warranty on composite/synthetic– This one is really a “no brainer”. What is it about Screen Porches?  I dont know anyone I’ve ever met whom didn’t enjoy the setting and atmosphere of a porch.

For me it was indoctrination.  We have a cabin in Canada that my grandfather built in the late 1930’s.  There is no better place than sitting on that Screen Porch.  The view is spectacular, but the fun part is watching all the bugs fighting to get in from outside.  If you have ever ventured up north, they are more mosquitos than maple leafs!

Decks and Outdoor Living Projects are still a good investment!

Outdoor living has been the investment homeowners have persued over the past 5-10 years.  Studies over this period have shown outdoor living projects have matched or exceeded kitchen and bath improvements in returns on investment. 

With the recent decline in our economy, we are all re-aligning our portfolios, saving more and spending less.   My wife and I have adjusted our lifestyles as well.  We are eating out a lot less, circumvented vacations with “staycations”,  and overall, are much more conscious on how we spend our income.

The economy has certainly affected our business as well.  Although we are in construction, I am most thankful that we are not homebuilders or operate a lumber yard.  With the plethera of home inventories, this segment has sufferred significantly.  Remodelers however,  have not sufferred as extensively.  Lately, we are beginning to see an increase in interest in homeowners whom have no plans in moving and want to find a way to secure thier home investments.

The 2009-2010 Cost vs. Value report published by Remodeling Magazine evaluates returns on investments for various home improvement projects based on regions of the country.  Specifically decks, like other home improvements sufferred in 2007-2008, but indicators are improving.  Feel free to review the article.
